The Charleston Highway corridor carries one of the densest concentrations of Hispanic-owned businesses in the Midlands: restaurants, groceries, auto repair, barbers, trucking. Separately, the State Street district has filled with independent restaurants and shops.

The arts and restaurant district along State and Meeting Streets has become the civic center, and the Riverwalk did what a park is supposed to do: gave separate neighborhoods one place they all use.

Submarkets worth knowing: River District, Triangle City, Brookland, Camp Ground Road, Sunset, Airport area and Edmund. Comp within them, not across them. Schools run through Lexington School District Two, which moves both rent and resale.

Anything low-lying near the Congaree deserves a flood-zone check before you write a number on it, not after.

  2. Scope the work with the local recurring items already on the list.
  3. Price the hold — taxes, insurance, utilities, financing.
